Your remaining payments, paid to you today

If you sold a property in Dallas and let the buyer pay you over time, you hold a note. We buy the payments still owed to you, all of them or only some, and pay you one lump sum at closing. Your buyer keeps the same terms and simply pays the new holder.

Selling a note in Texas: what’s different here

  • Deeds of trust and first-Tuesday sales. Most Texas owner-financed sales are secured by a deed of trust with a power of sale. Trustee’s sales happen at the county courthouse on the first Tuesday of the month, between 10 a.m. and 4 p.m., after a notice of sale posted, filed and mailed at least 21 days ahead (Tex. Prop. Code § 51.002).
  • A chance to catch up first. If the property is the borrower’s home, the holder must first send a notice of default giving at least 20 days to cure before the notice of sale (§ 51.002(d)).
  • Contracts for deed have extra rules. For a residential contract for deed, the seller must record the contract within 30 days of signing (§ 5.076) and send the buyer an annual accounting statement by January 31 (§ 5.077). The buyer gets 30 days to cure after a default notice (§ 5.065), and once 40 percent of the price or 48 monthly payments have been paid, the seller must give 60 days and sell through a trustee instead of simply cancelling (§ 5.066). A recorded contract with complete statements is worth more to a buyer.

Where your Dallas note is recorded

When you sell a note, the mortgage, deed of trust or contract is assigned to the buyer, and the assignment is recorded with the same county office that recorded the original. Oak Cliff and southern Dallas are in Dallas County. A note on real estate is recorded in the county where the property is.

If your note is secured by real estate, have the recording number of the deed of trust ready; for a business note, the sale agreement and any security agreement.

How selling your note works

  1. Tell us about the note

Use the quote form or call 469-374-5848. The basics are enough: the balance, the payment, how many payments are left and the property address.

  2. Send the documents

The promissory note, the recorded mortgage, deed of trust or contract for deed, the closing statement and the payment history.

  3. Get a written offer

A note specialist reviews the payment history, the property and the payer, then sends you a written offer for all or part of the note.

  4. Close and get paid

Closing runs through a title company or attorney. You receive one lump sum, and your borrower is told where to send future payments.

What it means for you: Our Oak Cliff office works with Dallas sellers who carried financing on a business, a commercial building, land or a home. For a business note, a buyer looks at the business’s track record and any real estate or equipment pledged with it; for a real estate note, at the equity, which has grown with Dallas home values since the 2017–2021 survey.

Questions from Dallas note holders

Do you buy business and commercial notes in Dallas?

Yes. We buy notes from the sale of a business, a commercial building, land or a home, in Oak Cliff and across Dallas, in nearby cities like Duncanville, DeSoto and Lancaster, and anywhere else in Texas.

My buyer pays me on a contract for deed. Can I sell it?

Often, yes. Send us the contract for deed and the payment history and we’ll review it. A contract for deed that’s properly recorded, with clean payment records, is worth the most.

What happens if my borrower stops paying?

Most Texas owner-financed sales are secured by a deed of trust with a power of sale. Trustee’s sales happen at the county courthouse on the first Tuesday of the month, between 10 a.m. and 4 p.m., after a notice of sale posted, filed and mailed at least 21 days ahead (Tex. Prop. Code § 51.002).

Do I have to live in Dallas to sell my note?

No. The property has to be in or around Dallas; you can live anywhere. Closings run through a title company or attorney, and documents can be signed with a mobile notary.

What will I get for my Dallas note?

It depends on the balance, the interest rate, the payment history, the equity in the property and the payer’s credit. A note specialist reviews those and sends you a written offer. The quote is free and there’s no obligation.
